Some real estate sales are worth taking a second look at.
This is one of them.
Back in 2020, this incredible oceanfront estate on Ponte Vedra Beach took 640 days to sell before closing for $7.25 million.
Fast-forward to 2026.
The same property hit the market at $22.9 million — and couldn’t even make it a full week before going under contract.
It ultimately closed for $19.75 million.
Same address. Six years later. $12.5 million more.

And Hello September 2026. 👋
Obviously, this isn't your average Ponte Vedra Beach home.
The oceanfront estate sits on approximately 1.65 acres with 220 feet of Atlantic Ocean frontage and includes more than 12,000 square feet of living space between the main residence and guesthouse.
But the house didn't suddenly become oceanfront between 2020 and 2026.
What changed dramatically was the market surrounding it.
To me, the most interesting number here isn't even the $19.75 million sales price. It's the difference in time.
A property that once required 640 days to find its buyer found one in less than a week this time around.
That says something about the demand for truly special properties along Ponte Vedra Boulevard — particularly when you combine ocean frontage, acreage, privacy and a location that simply cannot be recreated.
The math is pretty incredible.
2020 sale: $7,250,000
2026 sale: $19,750,000
That's an increase of approximately 172%, or $12.5 million, from one sale to the next.
And while this sale didn't take the title of the most expensive residential sale in St. Johns County, it lands comfortably among the area's biggest transactions.
More importantly, it's another example of just how much the upper end of the Ponte Vedra Beach luxury real estate market has changed over the past several years.
Of course, one extraordinary oceanfront sale doesn't mean every Ponte Vedra Beach home has appreciated 172%. Real estate is hyperlocal — sometimes down to the street, the lot and even which side of the street you're on.
But when the exact same property sells twice, only six years apart, the comparison is hard to ignore.
There has always been something special about Ponte Vedra Beach.
But today's ultra-luxury buyer isn't simply buying square footage. They're buying things that are increasingly difficult — or impossible — to duplicate: ocean frontage, oversized lots, privacy, elevation and location.
And when the right property comes along, buyers are clearly paying attention.
For anyone who owns property in Ponte Vedra Beach, especially along the ocean or in one of our luxury communities, sales like this are worth watching.
Not because your home is necessarily the next $20 million sale.
But because what buyers are willing to pay at the top of a market can tell us quite a bit about where that market is heading.
And going from 640 days to less than a week?
That may be the most interesting part of this sale.
